22 June 2012, A small former dairy farm with 81 acres is being re-offered for sale by auction next month through national property consultants Carter Jonas.

Stepstones Farm, near Congresbury in North Somerset has been farmed as a small organic dairy until recently and is now for sale in four lots at the Francis Hotel, Bath on July 18 at 7pm.

The property is in need of modernisation and refurbishment and presently includes entrance hall, bathroom, kitchen, sitting room and dining room, with views to the Mendip Hills, on the ground floor and three bedrooms on the first floor.

Close to the farmhouse is a purpose built mobile home with bedroom, kitchen/dining/living room with patio doors and separate bathroom.

The farm buildings are to the north of the farmhouse with access off the public road. These include general store, Somerset cubicle house, three-bay building, calf shed, and bull/stock pens in addition to dairy buildings.

Tori Osborne, of Carter Jonas’ Wells office, said: “The land and farm buildings are subject to a covenant restricting the use to agricultural or equestrian use only but certainly could provide a useful starting point for someone wanting to set up a small livestock enterprise.

“There is an added opportunity of being able to opt into organic accreditation should the purchaser so wish.”

Lot 1 is the farmhouse and range of farm buildings together with 22.11 acres at a guide price £400,000 – £450,000. Lot 2 is 5.22 acres of pasture land in a single enclosure located off Dole Moor Lane with a guide price £40,000 – £45,000. Lot 3 is 43.92 acres of pasture with a guide price of £225,000 – £275,000 and 9.36 acres in a single enclosure at a guide price of £40,000 – £45,000 makes up lot 4.

Stepstones Farm is less than a mile from Congresbury with a good range of facilities and active village life and approximately seven miles from Weston-super-Mare and 14 miles from Bristol. There are good schools nearby with access to the M5 motorway a short distance away.
