LOCATION

Carnello Farm Boarding Kennels is accessed via Burthallan Lane, a narrow, winding and enchanting road that leads from St Ives out into the wild and remote coastal landscape to the west of the town. A single lane track leads down to the farm, positioned in isolation and in front of other dwellings dotted along the lane. Driving down the track, turning through the cast iron gate with granite gateposts and arriving at the farm with the sea and coastal panorama ahead provides a wonderful sense of space and freedom. The house is oriented towards the sea with views over the land, over the top of Porthmeor Beach and The Island (St Ives Head), St Ives Bay with the iconic Godrevy Lighthouse at the far end, and onwards up the north coast to St Agnes Head and beyond. Despite providing a sense of isolation and privacy, the property is within a short walk of the harbour town of St Ives, either by road or by coastpath.

St Ives, originally a fishing harbour, has long been a destination for visiting artists due to the quality of the light and has developed into a haven for residents and visitors alike with its high-quality shopping, cafés and restaurants, harbour and numerous beaches. In amongst
the historic network of cobbled streets and fisherman’s cottages, independent shops, studios and galleries sit alongside larger cultural destinations such as the Tate St Ives gallery, Barbara Hepworth museum and Leach pottery. Heading out west on the coastpath positioned at the bottom of the farm is the rugged and wild West Penwith peninsula that sweeps towards Lands End, past the clifftop Minack theatre and back round to Penzance, with its exposed headlands, often home to atmospheric engine
houses remaining from the once thriving mining industry now forming part of the Cornish Mining World Heritage Site. Rocky coves sit alongside historic fishing harbours, pounded by heavy Atlantic swells in winter and punctuated with
white sandy beaches with translucent, crystal clear waters in summer.

Despite its secluded coastal position, the A30 is 5 miles (15 minute drive) from the farm and the recently developed multi-model transport hub at St Erth, allowing easy access to all that Cornwall has to offer to residents and visitors, a large proportion of the county being within an hour’s drive. St Michaels Mount and the south coast is less than 10 miles away, which gives an alternative range of beaches depending on the prevailing weather conditions, with a short drive taking you to such a range of destinations such as the cathedral city of Truro and the south coast sailing mecca of Falmouth. Ferry and air services to the Isles of Scilly, alongside a wide range of services can be found at Penzance, 8 miles from the farm. Mainline train services to St Erth run direct from London, including a sleeper train option with the recently upgraded branch
line to St Ives being one of the most picturesque in the UK as it runs along the coast. Newquay International Airport, with flights to and from London, other major UK cities and abroad is a 1 hour drive. Once the current A30 upgrade is complete uninterrupted dual carriageway will take owners and visitors to within a few miles of the property.

FARMHOUSE

The house is divided into two parts, each with two bedrooms, kitchen and bathroom, both parts accessed via a central hallway entrance. The whole of the first floor consists of a large open plan and airy bedroom/living area with windows to the front and rear and double doors leading to a westerly orientated sun terrace.

FARM BUILDINGS

Three significant buildings, including the principal kennels building, are located in close proximity to the house with a smaller building positioned on the land. In varying states of repair, they consist of well proportioned buildings of single storey construction that could be used and enhanced for a variety of uses.

LAND

The land consists of level grass paddocks closer to the house including one with a small separate outbuilding, a former isolation kennel, positioned further away from the house in a secluded position that enjoys uninterrupted views over the land and St Ives, along with a range of fields of between 0.5 – 1 acres in size. Laid out in the historic field pattern traditionally seen in the area, surrounded by substantial granite walls, the land slopes down towards the sea, providing a variety of habitats and climates. The land already provides an area of high landscape,
amenity and habitat importance, which could be enhanced further, whilst also being of functional and practical importance to the use of the house, kennels and buildings, and able to be brought back into more productive uses should a buyer wish.

A small area of land below the southwest footpath forms part of the historic property details, but does not form part of the registered title and as such is not included in the land plan. Rights will be granted to this land as far as they are able to be.

Planning consent was granted for the dwelling on 9th February 1988 ref W1/87/P/007. A copy of the consent can be provided by the agent on request. From the centre of St Ives, exit the town on Higher Stennack (B3306). If entering St Ives, approach from the west on the B3306. Turn onto Carnellis Road, signposted to Porthmeor Beach, Garrack Hotel and Tate St Ives. Follow the road for approximately 400m onto Alexandra Road. Turn left onto Burthallan Lane. The entrance to Carnello Farm Boarding Kennels is on the right after about 250m.
