Nestled in amongst the dunes, in a private position away from other elements of the Sandy Acres estate, are located Towan Lodges - 8 very special Scandinavian style, timber clad, energy efficient properties. Constructed in 2016 the lodges provide spacious, open plan living accommodation with large areas of glazing and sliding doors that provide a strong connection to the wild expanse of dunes within which the lodges are positioned.

Built to exacting standards to one of three designs, all have 3 en-suite double bedrooms, the principal bedroom also having access to private balcony overlooking the complex. Designed to complement the coastal location, all lodges are encircled by spacious areas of timber decking which provides a natural extension to the internal living accommodation via glazed sliding doors. Owners will be greeted by double height atriums with oak framed, glazed staircases providing a continuation of the light and open feel to the site. As an additional element of luxury, each lodge is fitted with a hot tub.

Each lodge is fitted with a solar PV array to ensure their energy requirements are harnessed from the exceptionally high level of sunshine the area benefits from, wood burners are installed to enable warmth and character to be spread around the lodges in the evenings, with mains gas underfloor heating installed for those times when an additional burst of warmth is required as well as background warmth during the colder months. Fibre optic cables are connected directly to each lodge and as a result each lodge benefits from extremely high connectivity speeds, ideal in the era of increased remote working and reliance on data streaming.

All lodges benefit from a pedestrian right of way to the beach, vehicular access to the dune-top beach car park can be taken when the Sandy Acres estate is open to the public.


Towan Lodges are located within the Sandy Acres estate, aptly named after the winding track that leads through the dunes, past the various elements of the estate, arriving at a spectacular dune-top location with awe-inspiring views over St Ives Bay. 5 miles of sandy beaches, dunes and cliffs stretch from Godrevy Head and Lighthouse at one end to the renowned harbour town of St Ives at the other.

Towan Lodges are centrally situated within St Ives Bay, on the north coast of West Cornwall. The South West Coast Path runs around the bay, connecting the whole bay with the coast path network around Cornwall and the wider south-west. The northern side of the bay is dominated by the National Trust owned Godrevy Head and Lighthouse, with its resident seal colony. To the south, the Hayle Estuary divides the bay, providing a popular location with birdwatchers and naturalists due to its important populations of wading bird species, alongside the North Quay major redevelopment project. Beyond the estuary, the bay is peppered with beaches and the coastal villages of Lelant, Carbis Bay and ending at St Ives. Carbis Bay and the area as a whole will rise to international prominence in 2021 with the holding of the G7 summit in the bay later in the year. St Ives, originally a fishing harbour, has long been a destination for visiting artists due to the quality of the light and has developed into a haven for visitors with its high-quality shopping, cafés and restaurants, its harbour and numerous beaches. In amongst the historic network of cobbled streets and fisherman’s cottages, independent shops, studios and galleries sit alongside larger cultural destinations such as the Tate St Ives gallery, Barbara Hepworth museum and Leach pottery.

Beyond St Ives the rugged and wild West Penwith peninsula sweeps towards Lands End, past the clifftop Minack theatre and back round to Penzance, with its exposed headlands, often home to atmospheric engine houses remaining from the once thriving mining industry now forming part of the Cornish Mining World Heritage Site. Rocky coves sit alongside historic fishing harbours, pounded by heavy Atlantic swells in winter and punctuated with white sandy beaches with translucent, crystal clear waters in summer.

The A30 is less than a mile from the lodges and alongside the recently developed multi-model transport hub at St Erth, allows easy access to all that Cornwall has to offer for visitors, the vast majority of the county being within an hour’s drive. St Michaels Mount is less than 9 miles away, with approximately half an hour’s drive taking you to such a range of destinations such as the cathedral city of Truro, the south coast sailing mecca of Falmouth, the tranquil waters of the Helford River or the most southerly part of mainland Britain at Lizard Point. Ferry and air services to the Isles of Scilly, alongside a wide range of services can be found at Penzance, less than 10 miles from the lodges.

Mainline train services to St Erth run direct from London, including a sleeper train option. Newquay International Airport, with flights to and from London, other major UK cities and abroad is within 45 minutes’ drive. Once the impending A30 upgrade is complete uninterrupted dual carriageway will take owners and visitors to within a few miles of the lodges.


Whilst benefiting from planning consent for permanent residential occupation, the lodges have operated as an established holiday letting business since construction, and as such have been maintained to an extremely high standard. The lodges are currently let via Aspects Holidays ( and have been immensely popular with visitors, many of whom return year are year to kick off their shoes, unwind from the pressure of the wider world and enjoy the lifestyle offered by the lodges.

Forecasts of gross income provided by Aspects Holidays, for the 2021 year based on a proven track record, are in the region of £50,000 per year per lodge. The lodges have been let for short term holiday use throughout the 2021 year and are let under the terms of the Owners Agreement, a copy of which can be provided by the agent. These lettings provide immediate income on the successful purchase of a lodge, with the 2022 bookings being withheld pending the wishes of the buyers.

Draft budgets are available on request which indicate the annual cost to each lodge to be £1,250 per annum. This includes all drainage costs amongst other matters, often a significant cost in their own right if connected to mains sewers.


The lodges are currently registered for non-domestic rates, as a single entry for the whole complex of 8 lodges. Depending on the buyers intended use, the rateable value will be required to be reassessed for the individual properties by the Valuation Office Agency or changed to the appropriate Council Tax banding.
