The Walnuts is believed to have originally been built in the 1630’s by John Green, as the inscription on the chimney denotes. An overhaul in the late 17th century and further additions in 1929 and 1962 have created a superb country house. It has been in ownership by the present family since 1961, now on the market after 59 years. The property has a wealth of character and charm, though needs general modernisation throughout.
A gated driveway leads around the side of the house to a rear parking area and access to the garages and workshops. To one side of the drive is a large walled garden with fruit cage and vegetable patches accessed via the orchard with an array of apple, pear, cherry and hazelnut trees.
Behind the house, and leading behind the walled garden is a large paddock with old pig stys and a potting shed in one corner and contains two large Walnut trees and a chestnut tree. It has an almost parkland feel, being surrounded by a copse and tall trees for privacy. At the far side of the house, beyond the formal gardens, is a further level paddock, again having tall trees along the border for privacy and direct road access.
Behind the house, accessed from the drive and through an arched gateway, is a patio garden leading to the level tennis and croquet court sized lawn and surrounded by noteworthy mature shrub and flowering borders and manicured hedgerows. A terrace is accessed from the sitting/family room with an added loggia for shade in warmer days, draped in an old vine. A further lawn leads around to the front of the house, again enclosed by a high hedgerow, behind which is the boundary wall.
Internally, the property has spacious accommodation on two principal levels with additional loft rooms allowing for further bedrooms and storage.
Originally, the main door was at the front of the house. However, the later addition in 1962 has created a large reception hall more easily accessible from the parking area at the side of the house. This leads through to a central passage that provides access to all the main reception rooms. The rooms all have great character and space, and of particular note is the wonderful drawing room with large windows and an open fire place. Several of the ground floor rooms have open fireplaces and open onto the gardens. The first floor has numerous bedrooms and bathrooms, providing potential for layout changes, subject to the necessary consents. The loft has three large usable rooms, one having direct access onto a large flat roof.

The property is situated in the southern half of the village of Beanacre, near the small church and several other period properties. Beanacre is two miles south of the picturesque National Trust village of Lacock. The house is set back from the road and overlooks farmland to the rear. Most day-to-day requirements are catered for in the nearby market towns of Melksham and Corsham, or the slightly larger town of Chippenham to the north. Chippenham has direct mainline rail services to Bath, Bristol, and to Paddington in 75 minutes, whilst Melksham station is 25 minutes’ walk, and offers trains to Swindon and Westbury. Good road communications provide easy access to the major employment centres of Swindon, Bath and Bristol, together with London and the West Country via the M4 (Junction 17 approximately 7 miles). There is a choice of good private and state schooling in the area, with walking and leisure facilities in the surrounding countryside.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.
To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.
Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Wholesale interest rates can be lower than retail (bank branch) interest rates
  • You get more loan options because they work with numerous banks and lenders
  • Brokers can finance tricky deals because of their knowledge and various lending partners
  • Are typically easier to get in contact with, less bureaucratic.

However with your bank maybe able to:

  • Build off existing relationship (discounts if you have a checking/saving account)
  • You may already know the banker who will handle your mortgage
  • Perhaps more trustworthy, more accountable than a smaller shop
  • Lower interest rates in some cases
  • Ability to add mortgage to existing banking profile and make automatic payments from linked account.

When it comes to making an offer on a property a bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.
