A privately situated country house in generous grounds surrounded by beautiful rolling countryside on the edge of the Howardian Hills.

Ryedale Lodge was built in 1871 to serve as the station masters house, ticket office and waiting room on the North Eastern line which connected Nunnington with Helmsley and the Thirsk to Malton line until its closure in 1964. The original building has received a number of extensions and has seen a number of uses, including tea rooms and a boutique hotel, more recently being converted into a private dwelling. The present owners have spent the intervening years updating the building and its infrastructure, including the plumbing, wiring and roof to form a modern family home within a period building of considerable character.

The property occupies a particularly private position in the centre of its extensive grounds on high ground just before the land begins to fall away towards the Rye Valley. Approached via a long tree lined tarmac driveway, the house is fronted by a large forecourt with ample space for numerous cars. There is a formal entrance and a day to day entrance to one side which leads directly to the impressive hand built kitchen/breakfast room and utility boot room. Leading from here are a series of versatile reception rooms, all neutrally decorated and blessed with plenty of natural light, the far conservatory being in the ideal position to sit and enjoy the surrounding gardens and rolling countryside beyond. Whilst the first floor occupies a smaller area it provides 5 good-sized double bedrooms, all with modern en-suite facilities, and a master suite with a generous dressing area and full bathroom suite. In addition to this is an adjoining one bedroom flat which would suit a dependant relative or holiday let accommodation.

The gardens and grounds extend to around 3.7 acres and predominantly lie to the North and South, principally laid to lawn and bounded by a variety of established broadleaved trees. There are a number of brick outbuildings to the north of the house which provide useful storage for gardening equipment. A particular feature of the garden is the former platform which has been converted into a large raised terrace providing a fabulous vantage point from which to enjoy the gardens and views.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.

To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.

Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Wholesale interest rates can be lower than retail (bank branch) interest rates
  • You get more loan options because they work with numerous banks and lenders
  • Brokers can finance tricky deals because of their knowledge and various lending partners
  • Are typically easier to get in contact with, less bureaucratic.

However with your bank maybe able to:

  • Build off existing relationship (discounts if you have a checking/saving account)
  • You may already know the banker who will handle your mortgage
  • Perhaps more trustworthy, more accountable than a smaller shop
  • Lower interest rates in some cases
  • Ability to add mortgage to existing banking profile and make automatic payments from linked account.

When it comes to making an offer on a property a bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.

If other offers have been made on a property we aren't legally able to tell you what they are, but we may indicate if they were close to the asking price.
