An important Grade II* listed Georgian family house reached along a tree-lined driveway with spacious & elegant accommodation & panoramic views - the house has charming associations with the childrens’ novel ‘One Hundred and One Dalmatians’.

The property
Greys Hall is an important Grade II* Listed Georgian house, overlooking the village church of St Peters. Built in 1714 by the Reverend Moses Cooke, Greys Hall is the former family home of several important local families, including the Rippers. More recently, Greys Hall is reputed to have been the inspiration behind Cruella De Vil’s country mansion in the Disney production of 101 Dalmations, with the author, Dodie Smith, living in the nearby village of Finchingfield at the time. A 200ft long tree-lined driveway leads you up to this tall Georgian property, with gardens that surround the house and back onto the churchyard. In all the property stands within about 0.47 acres. Greys Hall is a well presented family house with elegant accommodation arranged over four storeys. Having long sash windows – most with their original shutters and hinged window seats – and occupying an elevated position, the property enjoys far reaching views to all aspects. The property has immense character with two very different facades, and features include a beautiful easy rising carved oak staircase, extensive wood panelling, decorative coving and dado rails, high ceilings and fireplaces to most rooms. Original door furnishings and cast iron radiators, together with high ceilings throughout create an air of elegance. In addition there is a charming roof terrace with panoramic views. Features include a custom built kitchen/breakfast room with oak units and a superb central unit with granite work surfaces. Floorings include polished oak floorboards, slate and natural seagrass covering; in addition stylish white bathroom suites from C P Hart of London with roll top baths have been fitted. Further benefits include an office/studio building, spacious gravelled parking area and a south-west facing garden.

Outside
Greys Hall is approached over a long gravelled drive spanning about 200ft. The drive has lawned areas to either side with mature trees including eucalyptus, oak, willow and a mature pear tree as well as holly bushes, and is enclosed by red brick walling and some fencing. At the top of the drive the sweep to the left opens onto a gravelled parking area with steps leading to the front garden. The sweep to the right leads onto a gravelled courtyard with parking space for 7 or 8 cars, and where the office and other outbuildings can be found. The principal garden is south west facing, mainly laid to lawn and partly enclosed by flint and brick walling and part closeboard fencing. From the gravelled parking sweep, steps with wrought iron railings lead up to the delightful front garden with a gravelled path leading to the front door. To either side of the path there are lawned areas with flower and shrub borders. To the front, the boundary with the churchyard is identified by wrought iron railings with intricate detailing, with steps leading up to a gate that gives private access onto the churchyard. This area is west facing. To the east aspect of the property there is a yorkstone sun terrace that is partly enclosed by willow fencing.

The grounds, in total, extend to just under half an acre.

Outbuildings: These include three storage areas, with one accessed via the sun terrace. Outbuilding 2 (about 15’11” x 14’4”) is of brick and tile construction with a brick floor and vaulted ceiling. Outbuilding 3 (about 15’ x 15’) is of flint construction under a corrugated iron roof.

Office: (see floorplan) Part vaulted ceiling and accessed via double doors. 2 windows to front aspect, exposed floorboards, exposed ceiling timbers, ample power points, 3 ceiling light points. Door to cloakroom with white suite.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.

To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.

Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Wholesale interest rates can be lower than retail (bank branch) interest rates
  • You get more loan options because they work with numerous banks and lenders
  • Brokers can finance tricky deals because of their knowledge and various lending partners
  • Are typically easier to get in contact with, less bureaucratic.

However with your bank maybe able to:

  • Build off existing relationship (discounts if you have a checking/saving account)
  • You may already know the banker who will handle your mortgage
  • Perhaps more trustworthy, more accountable than a smaller shop
  • Lower interest rates in some cases
  • Ability to add mortgage to existing banking profile and make automatic payments from linked account.

When it comes to making an offer on a property a bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.

If other offers have been made on a property we aren't legally able to tell you what they are, but we may indicate if they were close to the asking price.
