An extensively refurbished and modernised Grade II Listed cottage with origins thought to date back to the late 16th and early 17th centuries.

Hamlet House is a charming double-fronted Grade II Listed cottage which has been the subject of an extensive restoration which has been sympathetic to the original character and fabric of the building. The house is believed to date back to the late 16th and early 17th centuries and was remodelled and extended around 1740. The property now enjoys refurbished accommodation which retains its character including many exposed beams, exposed internal brickwork together with other features associated with its period. There is a newly fitted kitchen with built-in appliances which is in keeping with the style of the building. The kitchen opens into the dining room with the original wall timbers being retained as a feature. There is an equally impressive sitting room to the ground floor together with a cloakroom. The first floor provides a very well-proportioned principal bedroom with ensuite shower room, two further double bedrooms and a bathroom.

To the front of the property there is a gravelled hard standing area providing parking for all the cottages and Hamlet House has the benefit of two spaces. The rear garden is mainly lawned and extends to comfortably over 100ft in length. It is currently open plan with the adjoining gardens.

Clare is a small hamlet nestling at the foot of the Chiltern Escarpment close to Watlington. The nearest village is Pyrton with the market town of Watlington being 4 miles away. Watlington offers facilities catering for everyday needs including restaurants, garage, a delicatessen, village school, tennis club/bowling club and a fine butcher. The major regional centres of Oxford, High Wycombe, Henley-on-Thames, and the market town or Thame provide further shopping, educational, and recreational facilities. Clare is also well-placed geographically, being a short distance from the M40 junction 6 which has its Oxford Tube bus service serving London Victoria. Haddenham and Thame Parkway rail station provides fast trains to London Marylebone as well as linking back to Oxford.

There is some excellent countryside with wonderful views surrounding the hamlet with many of the local villages providing good quality gastro-pubs.

Clare is situated off the road running from Chalgrove through to Stoke Talmage. If proceeding from the Chalgrove direction, take the B480 towards Stoke Talmage. Clare can be found on the left-hand side approximately 3 miles after leaving Chalgrove and the hamlet is at the end of a no-through lane signposted off the main road. If proceeding in a southerly direction from the A40 proceed through the village of Stoke Talmage and shortly after leaving the village turn right signposted to Clare.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.
To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.
Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Wholesale interest rates can be lower than retail (bank branch) interest rates
  • You get more loan options because they work with numerous banks and lenders
  • Brokers can finance tricky deals because of their knowledge and various lending partners
  • Are typically easier to get in contact with, less bureaucratic.

However with your bank maybe able to:

  • Build off existing relationship (discounts if you have a checking/saving account)
  • You may already know the banker who will handle your mortgage
  • Perhaps more trustworthy, more accountable than a smaller shop
  • Lower interest rates in some cases
  • Ability to add mortgage to existing banking profile and make automatic payments from linked account.

When it comes to making an offer on a property a bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.

If other offers have been made on a property we aren't legally able to tell you what they are, but we may indicate if they were close to the asking price.
