For sale by informal tender – A unique opportunity to purchase approximately 11.2 acres or thereabouts of productive pasture on the outskirts of Llanbedr, Ardudwy.

The land is located approximately 0.8 miles from the centre of the village of Llanbedr and 4.0 miles from the centre of the village of Harlech.

From Harlech take the A496 towards Barmouth. Follow this road for 2.5 miles until you reach the Victoria Inn pub in Llanbedr. Make a left turn towards Cwm Nantcol and follow this road for 0.9 miles, passing Gwynfryn Farm cottages and a chapel on your left. The land is accessed to your left hand side through a wooden gate and by foot only.

The land at Dol Gymerau is comprised of approximately 11.2acres of grazing pasture and woodland which is split into three good sized enclosures. There is a large pond in the middle of the holding.

The majority of the land is level or gently undulating however part of the land towards the North is sloping. The land is accessed directly from the public highway. We would expect the land to be capable of producing a good crop of silage and is well suited for livestock grazing.

The land benefits from a natural water supply from ditches that have been maintained and has an 11kv electricity line running East to West. The land has well maintained stock proof boundaries which are a mixture of mature hedgerows, stock fencing and stone walls.

The farm is for sale by informal tender in one lot.
Tenure. The freehold is offered for sale with vacant possession.

There are no Welsh Basic Payment entitlements included with the sale.

The property will be sold subject to and with the benefit of all wayleaves, easements and rights of way, whether mentioned in these particulars or not.

These are in hand and will pass with the sale of the freehold.

Minerals and mining rights are to be reserved.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.
To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.
Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Wholesale interest rates can be lower than retail (bank branch) interest rates
  • You get more loan options because they work with numerous banks and lenders
  • Brokers can finance tricky deals because of their knowledge and various lending partners
  • Are typically easier to get in contact with, less bureaucratic.

However with your bank maybe able to:

  • Build off existing relationship (discounts if you have a checking/saving account)
  • You may already know the banker who will handle your mortgage
  • Perhaps more trustworthy, more accountable than a smaller shop
  • Lower interest rates in some cases
  • Ability to add mortgage to existing banking profile and make automatic payments from linked account.

When it comes to making an offer on a property a bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.

If other offers have been made on a property we aren't legally able to tell you what they are, but we may indicate if they were close to the asking price.

We want to make the offer process as simple as possible and by registering with an account with Carter Jonas today, you can make offers on any of our properties online and at your convenience. Just register with us online and click the 'make an offer' button on any of our properties.
