LOCATION
The land is located on Bennetts Hill a short distance to the north of the village of Burton Bradstock and Chesil Beach, and about three miles to the south-east of Bridport.

PROPERTY
The land comprises a parcel of about 82 acres of predominantly pastureland divided between five principal enclosures, three of which are pasture, and two of which are partly arable. Along the northern boundary adjoining Bennetts Hill Lane is a former stone barn. There is also what is understood to be a former reservoir along the southern boundary of the land, which is now overgrown.

The land has the benefit of impressive farreaching sea views over the top of the village of Burton Bradstock and along the Jurassic Coast.

Access to the land is available along the northern boundary, from the corner of Bennett’s Hill Lane, and by means of a right of way along the track forming the northern boundary of the land, into the westernmost enclosure.

METHOD OF SALE
The land is offered for sale by private treaty as a whole or in two separate lots.

Lot 1 comprises 59.97 acres with access from the track to the north. The guide price is £425,000.

Lot 2 comprises 22.10 acres with access from Bennett’s Hill Lane. The guide price is £190,000.

Please note that the land is held in Trust. The sole Trustee, Lloyds Bank, has instructed us that once a sale is agreed, the land will continue to be marketed until contracts for the sale have been exchanged.

The freehold of the land is offered for sale subject to a farm business tenancy agreement. Notice has been served on the tenant to bring the agreement to an end from April 2023.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.

To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.

Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Wholesale interest rates can be lower than retail (bank branch) interest rates
  • You get more loan options because they work with numerous banks and lenders
  • Brokers can finance tricky deals because of their knowledge and various lending partners
  • Are typically easier to get in contact with, less bureaucratic.

However with your bank maybe able to:

  • Build off existing relationship (discounts if you have a checking/saving account)
  • You may already know the banker who will handle your mortgage
  • Perhaps more trustworthy, more accountable than a smaller shop
  • Lower interest rates in some cases
  • Ability to add mortgage to existing banking profile and make automatic payments from linked account.

When it comes to making an offer on a property a bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.

If other offers have been made on a property we aren't legally able to tell you what they are, but we may indicate if they were close to the asking price.
