The land comprises two parcels of predominantly arable land situated either side of the Roman Road at Snap Ant, to the west of the village of Lopen and the south of the A303 and South Petherton.

The land north of the road is cropped to maize whilst the majority of the land to the south of the road is cropped to potatoes with the exception of the two fields to the north of the farmstead which are laid to pasture (the Landlord will not be restricting the use of these for arable cropping, should the ingoing tenant wish to). The land totals 84.12 acres with 1.18 acres of this comprising the track, a bank area, and redundant Dutch barn area.
