James is Chairman of Carter Jonas.  Formerly Head of the Planning & Development Division, James advises clients on proposed development projects throughout the south of England with nearly 30 years of experience in residential and mixed use development.  This includes site identification, project management of planning and development strategies, valuation and viability appraisals, marketing and sale of development opportunities. EAST DEVON DISTRICT COUNCIL – LOCAL PLAN 2020-2040 – CALL FOR SITES

East Devon District Council has recently announced a 'call for sites'.

This is an open invitation to landowners, developers and community groups, who are interested in having land considered for a range of different uses, to submit specific information on sites they would like assessed. It will require the preparation and submission of a written representation, together with an appropriately scaled OS map showing the boundaries of any sites submitted.

Any sites submitted through this exercise will be assessed and included in an updated Housing and Economic Land Availability Assessment (HELAA) – forming an important part of the evidence base for the Council’s emerging Local Plan 2020-2040. The Council has confirmed submitted sites will be assessed and made public in the next Regulation 18 consultation scheduled for Autumn 2022.

Opportunities will emerge from this process for housing and commercial development. If you own land with potential for development within the District, get in touch with our planning and development experts.

Whilst accepting sites of any size or site, the Council are particularly interested in the following uses and requirements:

  • Gypsy and Traveller sites – between 0.5 – 1ha (1.24 – 2.47 acres) in size; 
  • Small residential sites – between 0.5 – 1ha (1.24 – 2.47 acres) in size;
  • Brownfield land and intensification sites – greater than 0.3ha (0.74 acres) in size; and
  • Employment sites – of any size.

This information will be used to help planning officers understand which sites may be available for development.

The deadline for submissions is 12.00 pm on Tuesday 10th May 2022.
