On the 20 July 2021, the Government published a revised version of the National Planning Policy Framework (NPPF) along with the National Model Design Code (NMDC).

According to the Secretary of State for Housing, Communities and Local Government, Robert Jenrick MP, beautiful, environmentally sustainable, and life-enhancing communities are to be at the centre of widespread planning changes.

Our Planning & Development professionals have analysed the revisions and provided their thoughts on whether the shift is a step in the right direction. To read the article, click here.

A state-of-the-art new ambulance resource facility in High Wycombe could be on the cards thanks to a creative new partnership between Buckinghamshire Council and South Central Ambulance Service (SCAS).

The proposal, which got the green light from Buckinghamshire Council's Cabinet on the 20 July, could see the new development built on the demolished former Orchard House site just off Cressex Link, subject to a successful planning application.

The agreement would see the Council, which owns the 1.4 acre site, build a sustainable and environmentally focused new facility to SCAS’s design and specification. SCAS would then lease the facility through a long-term rental arrangement.

Providing new office and working accommodation for crews, management office space and improved facilities for the cleaning and re-provisioning of emergency ambulances, as well as ambulances used for transporting patients, the facilities would help SCAS meet required response times and improve services to better meet patient needs.

The completed new building would replace the smaller, outdated ambulance station in West End Street which is no longer fit for purpose and beyond economic improvement.

Our planning consultants are advising Buckinghamshire Council and our commercial team is directing on the leasing and financial terms for the agreement between the two public sector bodies involved.

The London Borough of Hounslow Planning Committee recently resolved to grant planning permission for the redevelopment of the site known as New Road Triangle, Feltham.

Our London planning professionals acted on behalf of the applicants, a joint venture between Hounslow’s Development Company, Lampton 360 and EcoWorld London, and were responsible for the preparation and submission of the planning application for the regeneration of this underutilised brownfield site. The proposed development will deliver 176 new homes, of which 50% will be affordable, within a development up to 14 storeys tall and provide high quality landscaping and amenity space in this highly sustainable location.

PB July 21 - Case Study Two - Feltham

We led discussions with the planning department at the Council and the Greater London Authority prior to, and following, the submission of the planning application. Following the decision of the planning committee, work is now underway to finalise the legal agreement for the site, and our professionals continue to liaise with the Greater London Authority in advance of the body issuing their Stage 2 report.

Resolution to grant outline planning permission has been secured for around 2,000 sqm of new mixed-use commercial floor space at the Earith Business Park in Huntingdonshire by our planning professionals, who were acting on behalf of Lennox Property Investments Ltd.

The site falls outside of, but close to, the Earith Business Park ‘Established Employment Area’ as designated by Huntingdonshire District Council’s development plan. Despite falling outside of the designated employment area, we were able to successfully argue that a new commercial development in this location would be sustainable and appropriate. Ultimately, we gained support of both the officer and the Council’s planning committee.

We also provided masterplanning services to Lennox Property Investments Ltd and produced the supporting illustrative masterplan that accompanied the application.

Our development team has completed the unconditional sale of a residential development site in Emley, West Yorkshire. We were initially instructed by the landowner to select a development partner to promote the site through the planning process.

An option agreement was arranged with Highstone Homes who went on to secure a hard-fought outline planning permission for the development of around 44 high quality, new homes on three acres of land which will deliver 20% affordable housing. Following the grant of planning, the purchase price was successfully negotiated and sale concluded.

Nick is a chartered town planner and development surveyor with over 25 years' experience, gained across the residential, commercial, retail and industrial sectors for corporate, institutional and private landowners and developers. He has worked at CBRE and Drivers Jonas Deloitte. His professional experience is in three main sectors – Strategic Land / Projects, Retail / Mixed-Use and Central London. Strategic Projects / Land involves the promotion of land for commercial and residential development for landowners and developers. Retail / Mixed-Use schemes are a blend of edge of centre and town centre mixed-use schemes with food stores and other uses, often residential. This sector includes regeneration and waterside schemes. Central London focuses on projects from Canary Wharf to Hammersmith and Camden down to Wandsworth, Southwark and Lambeth. When he isn’t working, Nick can be found playing golf (increasingly badly) and spending time re-stocking and emptying his wine cellar to indulge his passion for wine.
