LOT 2: TRADITIONAL BARNS FOR CONVERSION
Lot 2 comprises an attractive range of traditional stone and tiled barns with permission for conversion to two dwellings. TOWN AND COUNTRY PLANNING
Lot 1: Prior approval for the change of use of the building to a dwelling was given by Sedgemoor District Council in June 2019 under application reference 45/19/00008.
Lot 2: Conditional planning permission was granted by Sedgemoor District Council in November 2019 under application reference 45/19/00022 for the conversion of existing agricultural buildings to form two dwellings.
COMMUNITY INFRASTRUCTURE LEVY (CIL)
The purchaser will be required to complete the CIL Commencement Notice and return this to Sedgemoor District Council, acknowledgement of receipt of which must be received before any works can commence.
Lot 1: Sedgemoor District Council have calculated there is no CIL liability payment due in respect of the current proposed conversion.
Lot 2: Sedgemoor District Council have calculated there is a CIL liability of £8,163.32 due in respect of the current proposed conversion.
New mains water and electricity connections will need to be made. New sewage treatment plant(s) will need to be installed to service the properties.
HEALTH AND SAFETY
Potential purchasers must take particular care when inspecting the property. Potential purchasers are requested to wear supportive footwear for viewings, and are advised to be conscious of potentially uneven and slippery ground surfaces. Access to the first floor of the barn adjoining the road is not permitted.

BUILDINGS FOR REMOVAL
There are a number of agricultural buildings for removal to facilitate the development. For the avoidance of doubt, the Dutch barn along the northern boundary of Lot 2 also needs to be removed, despite the annotation referring to the proposed retention of this building on some of the site plans.
Leave Taunton in a northerly direction heading towards Kingston St Mary. Proceed through this village and up onto the Quantock Hills. At the Pines Café turn right towards Bridgwater. Turn left just after the Travellers Rest public house and follow this road to a ‘T’ junction and turn right. Follow this road down into the village of Spaxton.
