Property Totalling approximately 153.1 acres, the land forms one of the most distinctive and prominent areas of downland in Wiltshire lying at around 180m and rising to 260m above sea level. It overlooks the picturesque village of Berwick St. John and provides extensive views across open countryside. Approximately two thirds of the chalk and flint downland comprises a mixture of level and sloping permanent pasture, offering a rich and diverse habitat of wildflowers and old leys, all supporting a wide range of wildlife and birds.
Some 53.4 acres lying to the south is divided into two arable enclosures, suitable to service a range of arable or maize crops.
The land is of historic importance, being the location of the Winkelbury Hill earthworks – a good example of a cross ridge dyke and associated boundary delineation, which is likely to contain archaeological and environmental evidence relating to its construction, function and territorial significance. The land benefits from access points off the council road running along its western boundary, as well as via Ivers Lane, a bridleway situated at the northeastern corner of the property. Mains water is connected to the holding.
Location Winkelbury Hill is situated a short distance south of Berwick St. John, stretching southwards to the upper reaches of this part of the South Wessex Downs and lying close to Win Green, well known as the highest point in the area. The village boasts an excellent pub and a well supported church, with extensive shopping, educational and recreational facilities available nearby in Shaftesbury, 5 miles to the west via the A30, or in Salisbury, 18 miles to the east.
