Do you feel wind also has a role to play with solar/storage? If so, when land space is at a premium, will this still offer reasonable returns for me as a landowner?
Subsidy free onshore wind offers one of the highest returns for little land take, due to the size and power of the turbines. It would not be unusual to see rents of £30,000-£40,000 per turbine. Many developers are now looking at co-location of wind and batteries or solar and batteries and, in some instances, all three. The difficultly with wind turbines is that, by their nature, they can only be built in certain locations. Smaller turbines and solar can work on farms, and private wire opportunities are still available to high energy users. If you can provide a plan of your estates, we can review and advise on the best opportunity.
Have any ex landfill sites been used for EV charging?
Very few EV sites have been built to date, but it would be viable to locate a site on an ex landfill site if it had been appropriately capped. Solar PV schemes have been built on capped landfill, for example.
Are EV charging sites only suitable by motorways, or is there scope on the edge of cities on main roads?
Where there is a demand for the infrastructure (>25,000 vehicle movements/day), these can be located wherever there is a suitable site. Other key factors such as local authority drivers / initiatives do also have an impact. We could review boundary on your behalf.
We have seven acres on the edge of a large town – how can I find where transformers etc are and what type the power cables are around?
Grid infrastructure can be found on distribution heat maps, but these very quickly become out of date as the network is dynamic. The most dependable advice is via consultation with engineers at the relevant distribution board, which we can help with.
How do you run a search to see if you have a grid connection?
Do you think we have seen the end of gas peaking plants?
I think gas peaking plants still have their place, for the meantime, but I would say sites with both a mains gas supply and a cheap grid connection are becoming less common.
How does income work for EV charge points that would be installed on land? Is it strictly by rent paid or is there a "feed in tariff" type payment scheme?
There are no strict subsidies at present, but grants are available for certain charge points / circumstances. The income comes primarily from charging the electricity back at a more expensive rate than purchased from the grid or generated from renewables. This becomes more complex where batteries are involved, as there are income stacking revenues.
Does a field scale solar site qualify for APR or BPR for inheritance tax purposes?
If the land leased is only exclusive to solar then you will lose APR. You can recover some of this if you maintain the right to graze around the panels. With BPR, it is difficult and would have to be considered against the business as a whole. When looking at a development you should also look at IHT and CGT as there will be implications on both. We would always advise speaking to your accountant before proceeding.
Is there a possible market for a battery storage development in rural areas with multiple 50MW onshore wind farm developments but no large energy consumers?
Yes, depending on the local grid import / export capacity. The battery storage projects could utilise a range of revenue streams to make a project like this to become viable.
Is there an idiot's guide to the complex Battery System revenue streams?
Unfortunately not, but we would be happy to help answer any questions.
Would battery storage forming part of a generating project that was for "load shifting" only be enough to use the battery storage for wider commercialised use?
The battery storage operator would try and utilise multiple revenue streams available for this type of projects to help create a financially viable project. Focusing on just load shifting could limit this.
You said solar projects are getting larger these days, how small is too small for a development at this point?
The location, connection cost, environmental factors and planning are all combined to determine the size of scheme developers will look at, and each will have their own thoughts on what they deem acceptable. It is often around 80 acres total. Smaller schemes can still work when there is an opportunity to sell the power directly to a high energy user, and these can be a small as 15-20 acres.

Battery storage developers will have their own preferred technology, each with their own benefits. Carter Jonas can help further battery projects of either technology.
Who do I need to contact regards a possible site?
Any of the presenters would be more than happy to review land parcels for potential opportunities, including the technologies not covered in the presentation.
