Carter Jonas advise a Croydon Borough Council-backed delivery vehicle on a 54-site residential portfolio which will deliver more than 1,000 homes.
The sites were generated from an exercise to identify publicly owned land in Croydon capable of delivering residential development. The results were a range of sites stretching the length of the borough, yielding between 10 – 70 units per site and included in-fill estate regeneration and standalone development opportunities.
We ensure that the proposals are in line with the needs of the local market. We work closely with the seven design teams appointed across the portfolio to achieve this.
One of the objectives of the portfolio is to achieve an even split of affordable and private homes. We provided recommendations on the distribution of tenure across the portfolio and within individual sites, as well as a detailed pricing strategy per site.
This project involved:
- Working alongside 7 technical teams over a 1,000 unit portfolio
- Leading the commercial/market briefing of design exercise
- Working to a tight programme to manage inputs on appraisals
- Ensuring values are maximised through lease strategy
